Use two channels at the same time: one structured platform to establish the market and one local route to uncover compound-level inventory. Lianjia is useful for agent-led resale-home rentals; Ziroom is a managed-rental product rather than a neutral listing board; 58 and Anjuke broaden the search but demand more filtering; local agents can know a micro-market extremely well. No logo replaces verification of the owner, signer, property and receiving account.

Choose by transaction structure

The same apartment can appear through different channels with different fees, maintenance promises and legal relationships. First identify who owns the home, who manages it, who signs the lease and who receives each payment.

Use Lianjia as a market map

Search the same size and layout across several nearby compounds, then compare floor, orientation, renovation, metro walk and listing age. Ask the agent to send the exact current listing link and a written cost sheet before you travel. An agent may represent several nearby branches; interview the individual, not only the brand.

Understand what Ziroom changes

A managed-rental company can reduce setup friction by standardizing furniture, billing and maintenance requests. In exchange, you may pay a service fee, accept specific payment cycles or use company-selected services. Confirm whether the company owns the property, leases and sublets it, or only manages it for an owner. Ask what happens if the owner-company relationship ends during your term.

Treat 58 and Anjuke as lead databases

Broad listing boards can reveal price ranges and smaller agencies, but the cheapest attractive listing may be old, duplicated, already rented or designed to collect enquiries. Do not plan a viewing around a headline alone. Ask for a current video showing the view from the window and a specific requested feature, then confirm the exact property and price in writing.

If every enquiry produces “that one just rented, but I have another,” stop treating the original listing as evidence of market price.

When a local agent is the best option

For a specific school, compound, office district or short walking radius, a neighborhood agent may know owners before listings spread to major platforms. Visit more than one storefront and compare how precisely they answer questions. A strong local agent should be willing to explain title documents, fees, the contract party and registration—not only pressure you to transfer a holding deposit.

A short standardized message prevents wasted trips and makes agents easier to compare.

Score the listing before viewing

Reject a lead when the address is withheld, the price changes before viewing, the agent will not identify the contracting party or money is requested merely to reveal the property. Prioritize listings with a plausible price, recent evidence, a document-ready owner and a clear total-cost answer.

At the viewing

Match the apartment to the listing before discussing payment. Test water, drainage, appliances, windows, locks, mobile signal and the real metro walk. Ask to see the owner’s identity and ownership evidence; if a company or sublessor is involved, request the authorization or master lease. Photograph defects and record promises that must be written into the contract.

The final decision rule

Choose the channel that makes the complete transaction easiest to verify—not the one with the lowest advertised rent or friendliest salesperson. If one option costs slightly more but has a verified signer, residential utilities, workable registration, documented maintenance and a clear exit, it may be cheaper than a supposedly direct bargain with hidden legal and operational risk.
